Lease consideration
Although the office tower is a old building but it's still consider as a well maintain office building especially at the lobby area.
The main lease consideration to me is the reasonable and affordable rental rate, choice of variety office size and lowest monthly season parking fees within Johor Bahru CBD area or Iskandar Malaysia region compare to other office building run by the management like Menara Landmark asking RM2.80 psf, City Square RM3.40 psf. and Public Bank Tower RM2.50 psf etc.
Another consideration is because this office tower do provide some security force within the office boundary.
